The Difference People Feel — But Can’t Always Name

What buyers respond to before they understand why.

Buyers talk about price, square footage, or finishes, believing they know exactly what they want or need. Yet they haven’t found it. They look at homes that have all the things they’ve described but something’s just…not right. Then they walk into a home that’s “different”. Maybe even different from what they said they wanted. When a buyer walks in to a home that’s been thoughtfully prepared, something quieter happens. Their shoulders drop. Their breath changes. They get quiet, their eyes scan the room, soaking it all in. They feel it. They start imagining themselves there—without even realizing they are. I’ve seen it time and time again. People don’t buy homes because of what they SEE first. They buy because of what they FEEL, often before they can name it.

That’s why my work goes beyond traditional staging or real estate practices. I know that homes carry energy. They hold emotion. They reflect what’s been lived inside them. When those layers are addressed—not just at the surface—the entire response shifts. Buyers feel it immediately, even if they don’t yet have the language for why.

Most people think a home needs more—more updates, more furniture, more effort—to sell well. What I’ve found is that it usually needs less: less weight, less residue, less of what no longer belongs. Homes get stuck when life gets heavy inside them, and that heaviness doesn’t disappear just because the house is listed or because it’s updated. When the home is acknowledged and gently cleared, something shifts. The space opens. The flow returns. And suddenly, the home is able to meet the next people meant to live there.

This is why I approach every home as a process, not a checklist. I pay attention to how a space moves, where it feels constricted, and what’s asking to be released or reimagined. Sometimes that looks like editing and staging. Sometimes it’s about restoring light, flow, and function. Often, it’s about helping a home let go of what it’s been holding so it can move forward and attract its’ new owners. When those pieces align, the result isn’t just a better-looking house—it’s a home that’s finally ready to be received.

One client of mine had a home that was very old and, to be completely honest, it showed. I spent months with this client, clearing old stagnant energy, decluttering, bringing order to the disorder, and thoughtfully curating pieces of furniture and decor to bring out the beauty of this home that has been buried under at least one life of heaviness. And here’s the most beautiful part of this process, my client also shed old stories that no longer served him. Clearing his home brought clarity to his life, as well.

In the end, he listed his home for sale on a Friday and by Sunday afternoon we had 5 offers. 3 of them over asking price. My client was thrilled with that outcome. For me, the biggest joy came when I held an open house and watched the faces and heard the whispers of those walking through the home. “Wow this is the nicest home in this price range!”, “The owners really did a nice job here, this is such a nice home!”, “They have really great taste!”. I knew that was in large part due to the energy work along with the staging work I had done. The owner did a lot of work, too, don’t get me wrong. It was a partnership getting this home ready. Now, the home feels light, happy, and ready to welcome their new owners. Before, it felt heavy, dark, and angry. Resistant to change. That kind of change doesn’t just happen with furniture and decor.

My presence, my gifts, along with my talent and passion for design and energy work is what makes home transformations so successful. I know there are so many homes out there waiting for me to come work with them. To release them from the old, stagnant, stuck stories of the past.
